My BK was discharged 6 months ago. Is it possible for me to get a mortgage? I live in SC

I would suggest trying a local credit union or a smaller local or regional bank. It will take 2-7 years to get a mortgage that is insured by Fannie Mae, Freddie Mac or FHA. The local guys are not always as strict if you have equity and a stable source of income. Policies will vary greatly by institution so you might have to ask around.

It will take a least 2 years after discharge. Depending on your down payment a credit union might be willing to do home loan for you. Sc Teleco is a good one here in SC.

Only if you are able to get a non QM loan and it will depend on some other things such as your credit and ability to repay the loan. I would contact some local lenders and/or banks. Best wishes, Sean

No.. all conforming loan products require you to be 2 to 4 years post BK. If there was a foreclosure involved, you would be waiting 3 to 7 years. There are Non-Conforming loans available for folks out of BK one day, but these loans require large down payments, typically 30% or more, and much higher rates and fees than your typical conforming loan. That's why these loans are called "Hard Money Loan's"... they are ugly, but for someone in your situation, it's pretty much your only option.
