Sorry for your loss. As the surviving spouse of an eligible veteran, you can potentially qualify for a VA home loan. This only applies if his death was service related. If his death was not service related, you can not use his VA benefits to purchase a home. For VA loans in SD, MN, and WI, visit me at www.VA-IRRRL-Loan-MN.com

Sorry about your loss, VA loans are only available to veterans, If you are a veteran you would have to obtain a COE and then you can make the purchase. If your husbands death was service related, then you might be eligible for his benefit.

Good answers above, but along with the cause of death being service related, you also must NOT have remarried in order to use his benefits.. if you have remarried or if his death was not service related.. then you would not qualify to use VA.. There are other programs that might work as well.. USDA offers 100% financing, Conventional can be done with just 3% down, and FHA required 3.5% down.. There also might be grant programs available.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
