More info needed.. First, everyone's perception of "Poor" credit is different.. this is why lenders use credit scoring models.. without knowing all 3 credit scores, its' impossible to advise you. 2nd, having a clear deed on "Land" is different than having a clear deed on "Real Property".. if all you have is vacant land, it's very difficult to find someone willing to lend to you using vacant land as collateral, even if you had perfect credit. If you have "real property".. or a lot with a home on it, then there are lenders out there that will do loans based on the equity.. however, be aware that these types of lenders are of the "predatory" nature.. the rates and fees are always high, and most all of them have a balloon payment due in a few years.. And trust me,, if you miss one payment, they will start foreclosure.. You are far better off working to improve your credit before trying to get one of these hard money loans.. worst case scenario, if it is just vacant land, you can always sell it.. but again, i'm having to guess.. I'm a preferred Lender with California and Arizona being my primary markets. Whenever someone says they have poor credit to me, it usually means really poor. There are no good interest, good deal mortgage loans with poor credit. You may possibly obtain a high risk, high interest rate, 20% or more equity loan in the sub-prime market. Best to try working on improving credit first. But if desperate, go ahead an contact a local mortgage broker in your area to see if a sub-prime loan is an option for you today.
