Depending upon how much you are looking for, you may be better suited to apply for a small line of credit. Have you tried a local bank? If you would like to have a conversation offline, you can send me questions at cgee@perennialfunding.com or call me at 610-233-0098 if you would like.

A Cash out refinance shout do it, although most lenders that work in the "conforming" world have a minimum loan of about $50,000.00One of the other loan officers mentioned a HELOC, which may serve your purposes well.

Probably the best loan would be a first position home equity line of credit.. Typically, the fees to initiate this type of loan is less than $500 and you only have to apply once, and you get unlimited access to your equity for 10 years.. after that, it converts to a 20 year ARM mortgage.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
