Should I refinance or not

Right now I'm able to purchase a home and hold on to my current house according to my mortgage guy, ( since I was home shopping) I'm thinking now of staying in my current home fixing it up more and refinancing as I'm carrying a loan with a 5.65 interest rate. I'm afraid that a refi will hurt my chances down the road of getting another mortgage on a new home because the first house would become a rental. ( the mortgage was never reaffirmed in a bankruptcy in 08if that means anything) Should I just leave well enough alone, and continue paying this interest rate and pursue a second property at some later date? The only reason you should care if the existing home loan was not reaffirmed in the BK would be if you were planning to let it go back as a foreclosure. Yes, you should refinance NOW. This would likely lower your rate into the high twos or low threes. Depending on the balance, the interest you could save could be significant. If you think you will be interested in either buying a rental or buying a new primary residence and converting the old property into a rental, now or in the future, having a much lower rate and payment would make it easier to both qualify AND afford both homes. Even if you don't make the other purchase, the interest savings alone would likely make it worthwhile.
