The rules are different depending on which type of loan scenario you looking at.. Are you purchasing or refinancing? Are you doing cash out refinance or just a rate and term refinance? Is the property investor owned or primary residence, or 2nd home? Under most circumstances, you can do finance $500K on a $700K home. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

I am not sure of your question here Chad. It sounds like you are wanting to view options available to you perhaps? Youare maybe just getting start on doing your comparative shopping for a Broker or Mortgage bank? The best rates will come from a fannie mae or freddie mac loan, almost always. When you see the many adds on theinternet or elsewhere...most often they are of conforming loan size ($417000 or less) and may or may not be what you can really get. Advertising is advertising and designed to get you to call! We are a mid size mortgage bank and we try to distinguish ourselves from other branches in being the best. That of course depends on the experience of borrowers! We need to compete on our ability to satisfy our borrowers with our "loan offerings" and their experience of us from start to funding. We also have to competewith among the lowest rates and our pricing which is a major reason for our rapid growth the last few years nationally.I have some of my best clients and friends in your region and cover all of California. Please do look me up foranswering more of your questions, for a mortgage bank pre-approval letter and comparative good faith estimates atwww.larrygraymortgage.com (a link to our branch Website is there) and search reviews by googlin yelp and clear lending.
