Something doesn't seem right here. Conflicting information. You just sold the house, but you are asking if a fake 12 month rental history will work? If you just sold the house, the lender will want to see the payment history on the house. Then when it comes to documenting rental histories, lenders do not take just a statement from someone. Independent third party verification (like cancelled checks) is required unless the property rented is a big rental complex / corporation.

With no late payments in the past 2 years, you should not be having a problem. The mistake your making is that your trying to deal with your local banks.. you should contact a local mortgage broker and apply with them.. The brokers deal with numerous lenders ( we have 21) with each lender offering a different set of overlaying guidelines. When you walk into the local bank, they typically only have one or two different programs and if you don't fit, you're denied. VA guidelines allow for you to purchase 2 years after a foreclosure or bankruptcy.. since your home never actually foreclosed, but was sold after 2 years of on time payments, you should not be experiencing an issue.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
