If only it were that easy.. It's impossible to quote you without looking at your complete loan profile.. so many things go into determining one's eligibility as well as the interest rate that it's impossible to quote you with only one piece to a 100 piece puzzle. If your serious about wanting to purchase a home, then the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Hi! With the score of 617, we generally will use the FHA program as it allows under a 620 score. Most of the other programs do not. Getting rates varies according to loan size, fico that we obtain, ratios, location and specific lender. The rates can range from 3.875 to 4.25 depending on how much closing costs assistance is needed. Normally, I review the credit to see how I can improve the score. If you would like to speak and get more details, my cell phone is 781 589-7272. Thank you.

To get the most accurate quote you need to contact a couple of local loan officers and answer any questions they may have so you can get a quote that is based on your specific criteria.
