The costs have to be paid for, otherwise you cannot close... But there are ways to help with the closing costs.. One way would be to finance the costs.. so long as your not financing more than the maximum allowable loan to value, it can be financed. If you're purchasing, you can ask the seller to contribute towards your costs. You could also select a slightly higher interest rate and get a "Lender Credit" to offset/pay for your closing costs.. The closing costs on a transaction can be paid a few differnent ways.If this is a Refinance, you can finance them into your loan amount if the equity in your home allows for it.If this is a Purchaase, you can request the seller pays for the closing costs. Usually I will structure this with your real estate agent. As the lender, we can also help with covering the closing costs. Thirdly, we can look for a Junior Lien program that will finance the costs. And, in some cases, it is a combination of all e covering the costs.
