what's the max amount i can borrow with a VA loan that will still get me 100% financing?

the area i live is relatively pricey and homes i'm looking at are $600-$700K. Would I be able to borrow up to those amounts on a VA mortgage and still pay no money down? fico = 734 by dropdeadgoji78462... from Ojai, California. Jun 9th 2014 Reply

Assuming you have 100% of your entitlement available, then Ventura County has a maximum loan amount of $598,000. Anything above that you will need to put $$$ down.. You will most likely have to put money down depending on the county.

Hi Ojai buyer,The maximum Ventura County guarantee is computed based on the now REVISED Ventura limit of $598,000. The Maximum Guaranty and Entitlement Available is 25% of this amount, or $149,500. For a $700,000 purchase, you would need a guaranty of 25% of the purchase price, which would be $175,000. The difference between the $175,000 needed, and the $149,500 available would need to be paid in cash as a down payment. In other words, with a $700,000 purchase, you could not get 100% financing in Ventura County. But you could purchase that house with as little as $25,500, which is still pretty amazing. The $600,000 house would require a 25% guaranty of $150,000, and the available is $149,500, so you would need to put down $500. A $650,000 purchase would need a 25% guaranty of $162,500, so you would need to put down $13,000.
