FHA max cash out refinance is 85%.. if your paying off a first and 2nd mortgage but not receiving any cash back, then you can go to 97.75%.. I'm local if you wish to pursue this any further.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. FHA allows 85% if it is truly a cash out loan; conventional allows a maximum of 80% and would be much preferable if you qualify.

Not mentioned in addition to your question for which the answer is 85% ltv, isthe option of having a first and second conventional loan. If you need cash out, youcan go all the way to 90% cltv (combined first and second.) Thus you might havean 80% ltv first with a 10% second. We do them all the time.
