When can i get a mortgage? Recent divorce

I have not spoken with a lender but a friend is a real estate broker and said that I'll likely have to wait a while before getting financed. We sold the home in the divorce and split the sale funds, so I have down payment enough. Worried about the change in my credit score in recent months. 724 to 678. Divorce finalized in august. Credit score is sufficient to qualify now for a Conventional or FHA mortgage. Obviously there are other criteria that go into determining if you qualify such as debt to income ratio, past credit history (bankruptcy, foreclosure, short-sale, etc, etc.). This is good news! I am having to pay alimony though and realized I didnt mention it before. Does this throw a wrench into the mix?

Alimony does not necessary disqualify, but definitely look us up and contact one of us to further look into this.

Yes...if you income and credit qualify for the loan program best suited for you then you can obtain home financing. A divorce will not dictate qualification...it's what debt has incurred, your credit score (which is passing) and your income will determine your eligibility and the amount you can borrower. Speak with an experienced, local mortgage broker to find out if you can qualify for a loan in your current financial situation. Best of luck!!!

Credit score is not the only applying for a loan.. What is your income / are you self employed ? does your income cover your expenses and a new mortgage payment ? what is on your report currently? Based on the info you provided, you should have no problem getting financing.. and there's nothing in the guidelines that say you have to wait, in fact, some folks go about buying even before the divorce is final.
