All lenders complete the underwriting (Note: broker's aren't the actual lender, so the other company/lender does the underwriting), and then the full file is sent to the state USDA office for them to sign-off on. With our company, USDA has never asked us to do anything on the file because our files are so complete. USDA's turn-times very, but add time to the normal loan process. While you or the lender is waiting for USDA's review, there is nothing to do except know when the expected turn around time is. Keep hounding your lender, and next time make sure you have a lender that is direct and communicates well. Good luck!

The USDA offices I work with in Washington have an email, which has an auto responder, which tells us what submission dates they are working on. The USDA office I work with in Oregon actually answers the phone and will tell me what day they are working on, they go by the date submitted by the lenders. You may ask your loan officer to check in on that, or call the USDA office yourself.

There is no "secondary" place to ask. If the Loan Officer isn't responding, call the main number and ask for a supervisor

Call the mortgage brokers office and ask to speak with your loan officer. If they do not respond, go above their head to the next level. They are paid to perform, so it should be the expectation of any borrower to get information as it is requested!!

USDA will not talk to you if your file was submitted by a lender.. you will need to contact the lender.. My question is.. what do you mean when you say they are "Not Responding"? You call, and no one talks to you? You leave a message, and no one returns your call? If this is the case, you should get a hold of the manager, supervisor or corporate office.. But, if you mean that they are not giving you any answers, but keep putting you off... then it's probably because your file is still being underwritten.. Understand that all USDA loans get underwritten twice.. once by the lender, and again by USDA.. Some will do this simultaneously, but in all reality, it should be underwritten by the lender first, then submitted to USDA.. It might appear to take longer, but in all actuality, its much quicker.. USDA also posts their turn times on their website.. so if you know when the file was submitted, you will know when they will be underwriting it and when to expect it out.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
