More than likely you will not get credit for the extra room on the appraisal as livable square footage. They may also make this a repair item that must be completed to get the transaction done

Probably not.. in fact, if the quality is of substandard workmanship, the lender might not lend on the property at all.. or might require that a permit be pulled and the addition approved.. But to be honest.. i'm not sure how a condo would ever get a room addition without a permit.. I would think the association would have been actively involved in any changes to the condo and would have mandated a permit be done to protect all the other units attached!! Now if your talking about converting some interior space such as a loft or a large bedroom and converting it into an additional room, then it's possible you might not have a problem. i'm not saying that type of improvement doesn't require a permit, it's just that the appraiser might not notice it.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
