If you're worried about credit inquiries, don't be; the law specifically has the scoring models programmed to ignore any inquiries in the past 30 days related to a mortgage you can read all about that at https://www.myfico.com/credit-education/faq/credit/how-do-inquiries-impact-credit-scores - my team and I would love to help! http://CloseWithMichael.com/Apply

You have a 45 day "window" according to the updates that were made for Fico 08 and after. I could recommend a good TN lender... I know several from Memphis to Johnson City.

If you have high credit scores, then typically, if you are shopping inside of 30 days of the initial inquiry, then any additional inquiries shouldn't change your score.. however, if anything changes in regards to your other obligations that show on the credit report change, then that can change your score. Example: you apply on the 1st of the month.. scores are at 720. you decide on the 15th to go to a different lender.. New lender pulls your credit, but your score dropped 10 points.. The score drop was NOT as a result of the new inquiry.. it was due to some other factor on your report.. Realistically, the time to shop would be before you apply, not after you have gone through the process... Understand that it's possible that if an appraisal was required, it might not be able to be transferred.. so you might need a new one.. I'm a preferred Lender with California and Arizona being my primary markets.
