California Commercial Real Estate Investor

If you are a real estate investor in California, there is a special program available for you as you purchase or refinance commercial investment property. As a Commercial Mortgage Broker I work with a private equity fund the will lend 50% of the value of any commercial property in California. The major underwriting criteria is the value. Even if the cash flow does not make sense initially, we have gotten many deals done and have not slowed down as the market has.

Commercial Mortgage Size

Many Commercial Mortgage Lenders have minimum loan requirements of $500,000 or more. Not this private equity funding source. The minimum loan is $50,000 and the maximum LTV is 50%. The maximum loan is $10,000,000. There is no seasoning on a refinance and the lender also allows for seller seconds and CLTV's of 90% on a case by case basis. So for a purchase the buyer must have cash invested in the project. For a refinance the loan is based on the appraised value.

Private Equity Fund

As the lender is a private equity lender they are flexible with terms and and structure of the deal. The lender is mostly concerned with the value of the property and they only lend 50% of the value. This is there means to keep the loans short term until the properties are stable and can qualify for conventional financing. This is a great option for California Commercial Real Estate Investors.
